Board of Adjustment

Meetings held as needed at City Hall. Board consists of 5 members and 1 alternate. Members serve a 3-year term.

Duties:

1. Adopt rules in accordance with any provisions of any ordinance adopted pursuant to Nebraska Revised Statute §§ 19-901 to 19-914.
2. To hear and decide appeals where it is alleged there is an error in any order, requirement, decision or determination made by an administrative official or agency based or made in the enforcement of any zoning regulation or any regulation relating to the location or soundness of structures.
3. To hear and decide, in accordance with the provision of any zoning regulations, requests for an interpretation of any map, or for decisions upon other special questions upon which the Board is authorized by any such regulation to pass.
4. To grant a variance to the zoning regulations where by reason of exceptional narrowness, shallowness, or shape of a specific piece of property at the time of the enactment of the zoning regulations, or by reason of exceptional topographic conditions or other extraordinary and exceptional situation or condition of such piece of property, the strict application of any enacted regulation would result in peculiar and exceptional practical difficulties to or exceptional and undue hardships upon the owner of such property.
